When you are buying a new home in Houston or anywhere else, there are many steps that you will go through between the contract and closing. You may feel that some of them aren’t necessary and could be skipped. One of the things your agent will most likely recommend prior to closing is a final walk through of the home you are purchasing. Is this necessary? Most agents will answer this question with a quick yes and I agree completely. Here are 5 reasons you don’t want to skip the final walk through before closing.
- When you viewed the home and made an offer on it, it may have been furnished. When you are looking at a furnished home, no matter how thoroughly you look, there are things you can’t see. Did the couch hide a hole in the carpet? Were walls damaged behind pictures? Furnishings can hide many blemishes in a home. It isn’t common to find major flaws you didn’t already know about but it is possible. Finding out prior to closing is much better than once the house is yours.
- While the home was under contract, did anything change about the home? Things can break at any time and while the seller is expected to leave the home in equal or better condition than when you made the offer, everyone doesn’t. Don’t let this surprise you post closing.
- Were there any repairs made that were included as part of the contract or in a repair request? If repairs were made and you didn’t hire a professional to inspect after those repairs, you will want to check the repairs carefully to make sure they were performed correctly and professionally. It may also be a good idea to request the seller provide copies of receipts for work performed so you know who to call if something stops working soon after you move in.
- Did you request any personal property as part of the contract? You will want to check and make sure the sellers left anything they were supposed to. If you are requesting appliances, it is a good idea to take pictures of the serial numbers and appliances during a showing of the property so you have documentation of what you should receive when you close on the house.
- The seller should leave the house clean and empty unless you have requested any personal property to stay. Walking through the home once it is empty will allow you to see how clean it is and address any issues that aren’t to your expected standards. Did the seller leave trash behind or skip cleaning all together? You may not be able to do anything about this if they did but it would allow you to be prepared and hire a cleaner to get in the home right away if the home isn’t in the condition you expect.
Your real estate agent will guide you through the walk through and help you focus on the things you should be looking at. Don’t overlook this important step when you are buying a home as it could potentially save you a lot of headache and money if you find something that isn’t correct.
